Note to Realtor

Dear Realtor,

I have the pre-qual now and am ready to hunt. Here are the criteria.

Range - $120,000 to $175,000

Bedrooms - at least 3

Bathrooms - at least 1.5

Space - at least 1700 sq. ft. Our family contains 3 adults and 2 children, and we need space for a computer lab, which need not be any separate room, but can be loft space, a former dining area, workshop, etc.

Areas (prioritized):
1. Coral Springs or Pompano (especially Cresthaven or Pompano Highlands)
2. Delray Beach or Deerfield Beach
3. Margate or Boynton

Schools - irrelevant. We homeschool and we don't travel during the times when school traffic is an issue.

Neighborhood - highly flexible - any or mixed ethnicity. Aesthetics are irrelevant. Essentially, we do not want drug busts or stray gunfire to be a factor.

HOA - we prefer to have none at all, but may tolerate one if it's well known to be accommodating.

East/West - just west of I-95 is best, but other areas are not deal breakers.

Frills - irrelevant. Things like fireplaces, pools, hot tubs, etc. hold no allure.

Traditional liabilities - these are opportunities! We're strange people, so factors that may make a place hard to sell just might appeal to us. For instance, a property next to a fire station or metalworking shop might be a problem due to noise; this wouldn't be a problem for us at all, and may even help us out.

Conversions - I know these are rare, but if you happen to find a property that wasn't originally designed for residential use but is in a residential or mixed zone and can be, or has been, converted for such use, I'd be extremely interested in seeing these. I'm thinking of churches, offices, meetinghouses, fire stations, etc.

I'm looking for creative thinking; if you have someone who is more creative but has less exposure to the area, I'd rather work with them, as flexible thinkers tend to learn fast.
